We have tried to keep our Terms of Business short and easy to understand. We are a small, family business letting out our holiday cottage in good faith, and in return, expect our guests to respect and care for our property with due consideration to neighbours and the area as a whole. Please ask if there is anything you are not sure about.
We know Northumberland well and can help you plan your visit should you require any help. Please let us know in advance of your stay.
The cottage has a welcome brochure with further information about the cottage, use of its appliances, emergency information, tourist information and local amenities.
CHECK-IN AND CHECK-OUT TIMES
Please arrive from 3pm onwards on the day of arrival and check out by 11am. These times will allow us to prepare for our next guests. Our aim is to meet all guests on their arrival but if this is not possible, we have a key safe on the wall beside the back door so that guests can let themselves in.
If we don’t have a booking before/after you, we may be able to offer alternative arrival and departure times – just check with us and agree in advance during the week of your arrival.
There is free off road parking on the roadside outside of the cottage, opposite the village hall. Parking is at the owner’s own risk.
We kindly ask that the cottage is left in the same clean and tidy condition as you found it with all of your personal items removed. Rubbish should be put in the outside bins, beds stripped if you have time (so we know what’s been used) and and all used laundry/towels left for us to take away.
DEPOSITS AND PAYMENTS
A 10% non-refundable deposit is required by bank transfer (which gives protection to both parties as the accounts are traceable) to secure the booking together with a copy of some ID (e.g. a copy driving licence and a utility bill). The balance is due 6 weeks before your arrival date and is not then eligible for a refund in the event of cancellation or curtailment. Invoices and receipts will be issued by Karen’s Kottages.
We recommend that customers obtain adequate holiday/travel insurance in the event of any unforeseen circumstances.
We have the right to cancel the booking due to unforeseen circumstances such as damage or safety issues that would mean your stay at the cottage was dangerous or significant enough that it would ruin your stay. If there is minor damage to the cottage that does not impact your safety or enjoyment, we will proceed with the let as normal and will endeavour to make the necessary repairs or replacements before your stay, although it may not always be possible if they happened very close to your arrival date.
If you would prefer to book through one of our booking partners, prices will typically be higher and you will be signing up to their T&Cs.
EXTENDING YOUR STAY
Should you wish to extend your holiday once you’ve booked or during your stay, this may be possible subject to availability. Please contact us, giving as much notice as possible.
A well behaved dog is welcome in the cottage but is not allowed on furniture or in the bedrooms. We kindly ask that you take particular care to clean up after your dog before you leave. We will consider more than one dog subject to their size.
The cottage is furnished with everything you should need for your stay. This includes towels, bedding, wood for the woodburner as well as a few extras like a welcome pack, board games, tourist information, books and DVDs for your enjoyment.
If the previous let has resulted in minor damage to the cottages contents, we will endeavor to repair/replace the damage as far as possible but this cannot be guaranteed.
INSURANCE AND DAMAGE
We understand that some minor damage may occur during your stay, please let us know by writing this on the fault list within the cottage’s welcome pack so that we can repair or replace the item for our next guests. Any significant damage or safety issues should be reported to us immediately. We will report any wilful damage to the Police to be dealt with as a criminal matter.
